Operations Supervisor The Village at Gulfstream

FLS Status: Exempt

This position will have primary responsibility for the day-to-day management and operations of The Village at Gulfstream Park, a mixed-use facility in Hallandale Beach, FL, which is a key component of the overall Gulfstream Park entertainment facility. The Operations Supervisor plays a critical role in the efficient management of the retail and office portion of the shopping center. This position oversees day to day operations, implements budgeted maintenance programs, and supports capital initiatives. The Operations Manager plays a key role interfacing with tenants, vendors, and representatives of the other key areas of the complex, and is the representative of not only Madison Marquette, but the property, and client that our firm serves.

 

Responsibilities

Responsibilities:

  • Assesses property operations and needs, develops scopes of work and specifications, bids, contracts, and supervises the service and project work needed to support the highest level of operation possible for the property. Work includes oversight of all aspects of the physical plant including mechanical, electrical, lighting, plumbing, elevator, generator, fire/life/safety, roofing, parking lot maintenance, and landscaping
  • Schedules and coordinates contract and project work to meet budget requirements and operational needs with attention to industry best practices, a focus on Class A approaches, with an emphasis on strong customer service practices and quality workmanship
  • Assures all operations are in compliance with client directives, guidelines established in management and leasehold agreements, Madison Marquette’s Standard Operating Procedures, building codes and applicable laws, regulations, regulatory guidelines, and ordinances
  • Prepares contracts and related approval and funding package documents; responsible for insurance and union compliance, if any.
  • Maintains inventory systems, records/files, Material Safety Data Sheets, supplies, tools and equipment, databases, plans, and reporting systems
  • Establishes and maintains positive and effective tenant relations and represents Madison Marquette and its clients with a high level of professionalism
  • Assists General Manager with developing and managing annual operating and capital budgets.
  • Responsible for company and client energy and conservation reporting requirements.
  • Controls expenses, manages utility inventories, codes invoices, and researches billing discrepancies in support of the operations team.

 

    • Recommend and implement capital improvement campaigns in collaboration with Madison Marquette construction and development professionals.
    • Maintain appearance, cleanliness and safety of the property, to include vacant spaces per the MMRS SOP.
    • Coordinates all access to the property including vacant spaces for contractors, architects, and leasing representatives.
    • Work extended hours, including weekends, as necessary, to achieve the desired results for the centers.
  • • Oversees tenant transitions and assures vacant units are in show ready condition.
  • • Performs other duties, as assigned.

Qualifications

Education and Experience:

    • Minimum five (5) years construction/maintenance/engineering related experience
    • Ability to communicate effectively with a diverse population of internal and external clients
    • Demonstrated management abilities; pro-active approach to problem solving; with goal-oriented focus
    • Excellent verbal and written communication
    • Organizational skills sufficient to manage day-to-day physical plant operations for larger, multiple building, campus settings

• Valid driver’s license

Must have access to an automobile in good running condition and valid insurance coverage
