Position Summary

This senior manager will serve as Madison Marquette’s senior executive focused on the Baltimore Market, and will have primary line responsibility for the development of One Light Street, a mixed-use high-rise property in Baltimore’s CBD. The development has commenced construction and feature will include nine stories of parking, 235,000 of Office space and a ten-story 280 unit luxury rental property within an elegant 28 story structure. While in this role, Director will be engaged in other acquisition and development opportunities the firm is currently pursuing in the Baltimore marketplace.

Responsibilities

Madison Marquette Responsibilities

  • Serve as Market leader for new activities including ground-up developments, redevelopments and renovations of existing properties. Director shall be developed to be the lead Madison Marquette executive in Baltimore marketplace to create: Excellent relations with government, lender, brokerage, and broader real estate community
  • Market and off-market opportunities to deploy platform in acquisition and development opportunities
  • Lead diligence and underwriting of new opportunities, leading to project executive roles in investments
  • Develop Project teams tailored to the pursuit and execution of opportunities
  • Direct all aspects of selected projects with responsibility to direct internal project management team and external construction/ design/brokerage /consultant teams.
  • Assist acquisitions team in property and project evaluation and underwriting.
  • Create and manage budgets and financial proforma and complete financial analysis, feasibility studies, preliminary zoning analysis, coordination of market research, and pre-acquisition analysis.
  • Responsible for land / site due diligence in order to facilitate acquisition and creation of investment ventures.
  • Operational and financial accountability of project proforma and cost accounting control for all development expenses.
  • Project scheduling, coordination of development team through delivery and close-out of product.
  • Maintain project reporting procedures, including quarterly reconciliation of budgets and annual forecasts of pro-forma to include all aspects of development.

 Liaison Functions:

  • Interface with owners, brokers, financial advisors, lawyers, public officials, and financial institutions.
  • Coordinate and collaborate with colleagues in senior management, marketing, construction, and finance.
  • Owner's Liaison & Representative with local municipalities, banks, and development work with construction manager

One Light Street Responsibilities

  • Daily interface with Madison Marquette’s senior management and the Director of Construction.
  • Direct team members (internal and external) to assure follow through and coordination to meet project objectives
  • Direct responsibility for project schedule and budget to achieve staged turnover and occupancy of each component of the project.
  • Primary interface and day to day manager of relationships with partners, lenders, brokers, etc.
  • Negotiate and administer consultant contracts, legal agreements, fees, etc.
  • Conduct and coordinate project meetings and maintain the flow of minutes and other contract documents
  • Supervise and coordinate monthly partner reporting.
  • Operational and financial accountability of project proforma and cost accounting control for all development expenses.
  • Project scheduling, coordination of development team through delivery and close-out of product.

Qualifications

KEYS: Proven experience in mixed-used garage/office/residential high-rise in urban development environment. Educated, able to work independently while being part of a team. Strategic thinker, able to effectively interface with project partners, corporate executives and consultants.

 

  • High degree of creativity, professionalism, integrity, ethics and strong leadership skills
  • Experience and success working on high profile, complicated projects – High-rise experience preferable
  • Excellent written and oral communications – internal and public presentations
  • Ability to work across a range of project types and asset classes.
  • Ability to motivate and effect favorable outcomes with architects, builders, and consultants
  • Roll-your-sleeves up attitude – achievement focus to get the job completed on time and budget
  • Self-starting capabilities to make progress and achievement in an entrepreneurial environment
  • Have judgment and ability to act without direction on what needs to be completed at any moment

  • Minimum of 10 years of project development-related experience, ideally with a graduate degree
